High rates of demand for vacation properties and new real estate projects in Bodrum and Antalya

The increasing demand for apartments located on the coastal strip in Turkey not only keeps the real estate market activity in that area but also increases people's desire to own it. The spread of the desire for a summer lifestyle on the beach in these areas has led to an increase in the search for housing that meets these needs.

The high rates of demand for real estate that fulfill the summer lifestyle have doubled the prices of houses in those areas, including the old ones.

In this regard, Mr. Ozan Kolcuoğlu, Deputy Director General of TSKB Real Estate Appraisal Company, confirmed that the coastal city of Antalya has recently witnessed an increase in demand for real estate by foreign investors, especially Russian and Ukrainian investors, which has led to a significant increase in real estate prices.

Mr. Kolcuoğlu said that according to the house price index data issued by the Central Bank of Turkey, house prices in Antalya, Isparta, and Burdur witnessed the highest increase in April 2022, rising by 158.7% per year.

Aydin, Denizli and Muğla came in second place with 146%.

Director of EVA Real Estate Appraisal Company in Izmir, Filiz Akkaya, confirmed that due to the impact of the rapidly increasing demand for real estate in the post-pandemic period, an increase in the construction of apartments within residential complexes and independent houses in coastal areas has been observed.

Akkaya said: The villas and resorts located in the resorts located on the coastal strip extending from the Gulf of Adremit, Balk Asir, and Çanakkale, which are located in the northern Aegean Sea to Izmir and Aydin and the Fethiye region in Mugla, are witnessing a great demand.

She added that high-income people prefer homes in Bodrum in Mugla, Çeşme, and Elagata in Izmir and Urla, while those who want to stay in remote areas or in summer resorts prefer Fethiye in Mugla, Seferihisar, Foca and Şandarli district. In the Dikili district of Izmir, the Kuşadasi and Didam district of Aydin, and Edremit in the northern Aegean.
