The district is also considered one of the most important tourist centers in Bursa, with its historical and natural landmarks. It is one of the greenest areas in Bursa and boasts many historical monuments. Among the most important natural sites is "Zeyniler Village", just 10 minutes from the district center. This village, with its beautiful nature, inspired the Turkish writer "Resat Nuri Guntekin" in his famous novel "Çalıkuşu" (The Wren). The municipality is currently working to develop this village for tourism. Also located in the area is the "Korkli Waterfall", one of the most important natural sites in the city, situated in the middle of green forests and about 80 meters high. The district is home to countless historical monuments, important examples of Islamic architecture and the earliest traces of Ottoman Islamic civilization. Among the most notable landmarks are "Balaban Bey Castle", a key example of Ottoman military architecture, and the "Yildirim Bayezid Complex", which includes a mosque, school, bathhouse, and the healing house—considered the first medical college in the Ottoman state. There is also the "Emir Sultan Mosque", which has the highest dome in Bursa, and the "Cumalikizik Museum", reflecting the authenticity of Ottoman civil architecture and listed as a UNESCO World Heritage Site. The district also contains many mosques, churches, baths, markets, schools, museums, fortresses, palaces, and historical bridges, turning the area into an open-air museum that attracts many local and foreign tourists.

The district has a strong transportation network that facilitates its connection with the rest of Bursa. It features the "Bursa Saray" metro lines, the "Nostalgic" tram line, various bus lines, and the "cable car" line that connects the district to Mount Uludag. The government, in cooperation with the municipality, is implementing several projects to increase the district's value and turn it into a hub for tourists and investors. These projects include a new metro line to be constructed soon and the Ottoman Neighborhood Project, which will be built in the Ottoman architectural style and serve as a living museum. There are also many cultural, recreational, sports, and tourism projects, as well as numerous public parks, urban transformation projects, and modern real estate developments. All these factors have greatly increased the real estate importance of the district, making it a center for attracting investors in the real estate investment sector in Bursa. The district's real estate significance is expected to continue rising day by day, thanks to the many projects and special attention it receives from official bodies and real estate development companies.
