Real estate sales through electronic title deed in Turkey

During the Corona phase, real estate sales increased through the electronic Tapu, which the Turkish government announced to be implemented in all Turkish provinces, with the aim of facilitating those wishing to own buy property in Turkey, and register it in the Tapu offices.

Real estate sales through electronic Tapu increase fourfold after Corona

The electronic Tapu system Web Tapu is considered one of the most important electronic projects launched by the Turkish government to facilitate transactions in Tapu offices and directorates. This system has received great acceptance since its inception in mid-2018, with numbers showing a steady increase in its users day by day and month by month.

After the spread of the Corona pandemic and the change in many economic and social life paths to suit the precautions against this dangerous epidemic, the electronic Tapu system played an important role in facilitating the movement of and buying property in Turkey, and completing its transactions via the internet.

This matter enhanced the commitment to health prevention measures from the pandemic, and as a result of the trend towards using this system in Tapu transactions in general, the number of users of this system increased, and the number of transactions completed through it increased to nearly four times.

Statistical figures issued by the General Directorate of Tapu and Cadastre showed that the number of sales transactions through the electronic Tapu system reached one million and 350 thousand transactions, in the period between March 2020 and the end of the year, while their number did not exceed 300 thousand transactions, in the period from the beginning of 2019 until March 2020.

The total number of all transactions completed through the electronic Tapu system, including electronic appointments in the mentioned period, reached two million 203 thousand and 500 transactions.

Istanbul ranked first among the Turkish provinces in the most application of Tapu transactions, followed by the provinces: Ankara, Izmir, Bursa, Antalya, Konya, Gaziantep, Mersin, Adana, Kocaeli.

This matter encouraged investors and businessmen to buy properties in Turkey despite the spread of the Corona virus in the country.

Procedures that can be done via the web

• The title deed owner can view his property information.
• The title deed owner can authorize another person to check the information of his properties.
• Citizens can apply for transactions online, without going to the land registry office, and send the required documents to the land registry office. In this way, transactions begin and reach the final stage before the citizen goes to the land registry office.
• Using the web deed, the owner can authorize real estate agents to securely display property information, apply to the land registry office, or remove the authorization.
• In the web address system, notifications are sent via SMS at all stages.
• Requests received from the web deed are transferred by land registry offices to the competent officer. After the officer completes the necessary steps, the title deed fee, the revolving fund service fee, and the date and time of signing to complete the transaction are sent via SMS.
• The citizen completes the transaction by paying the necessary fees electronically and going to the land registry office at the specified time.
• Additionally, with the web deed, citizens can create or remove an announcement of not conducting any transactions on their immovable properties without attending in person, thereby taking an important measure against fraud attempts.
