Kucukcekmece is the first among Istanbul regions in attracting investors

Kucukcekmece Istanbul is the most attractive area for foreign investors, according to a study conducted by EVA Real Estate Appraisal Company, where this area accounted for 3.1% of the real estate investment area and 2.7% of all real estate investments.

Kucukcekmece Istanbul area is highly popular among foreign investors

The Kucukcekmece area is one of the most important investment options in Istanbul, for several reasons, including its large population density and its inclusion of many important industrial and commercial centers, which gave it the advantage of increasing investment growth and made it an attractive area for foreign investors in Istanbul.

According to a study on foreign real estate investments in Turkey, conducted by EVA Real Estate Appraisal Company, Kucukcekmece area ranked first among Istanbul areas in terms of foreign investors' interest in investing in its real estate. The details of this study are as follows:

• Kucukcekmece area accounted for 3.1% of the real estate investment area, in all types of real estate carried out by foreigners in Istanbul, as of the end of the third quarter of 2020.
• Kucukcekmece area accounted for 2.7% of all real estate investments made by foreigners to obtain Turkish citizenship, as of the end of the third quarter of 2020.
• For all types of real estate investments made by foreigners in Kucukcekmece area, starting from the end of the third quarter of 2020, Iranians ranked first among the nationalities investing the most in real estate in Kucukcekmece, followed by Chinese, then Iraqis, then Azerbaijanis, then Saudis, then Jordanians, then Palestinians, then Russians, then Yemenis, then Kazakhstanis.
• Regarding real estate investments made by foreigners in Kucukcekmece area to obtain Turkish citizenship during the mentioned period, Iranians ranked first among the top 10 nationalities investing for Turkish citizenship, followed by Chinese, then Iraqis, then Yemenis, then Palestinians, then Afghans, then Jordanians, then Egyptians, then Romanians, then Sudanese.

 

Kucukcekmece Istanbul area has a large real estate inventory

Kucukcekmece area is rich in large residential projects, where the number of apartments exceeds 500, and some of these projects are still for sale. Some companies, especially in recent years and due to several factors, have tended to make the maximum number of apartments in one project 300 residential apartments, and among the most prominent of these companies is Emlak Konut, the government real estate investment partner.

In analyzing the real estate market in Kucukcekmece area, it appeared that apartments in Kucukcekmece of the 2+1 and 3+1 types are the most preferred and most sold, with the average area of these apartments in the area's projects ranging from 71 to 212 square meters.
