The new home price index increased by 67.76% during June of this year

The report on the new home price index, which is prepared periodically, was issued in cooperation between (REIDIN) the Real Estate Investment and Development Information Network, and (GYODER) the Association of Real Estate and Real Estate Investment Partners.

According to the data contained in the report, the price index for new homes in Turkey during June of this year increased by 10.42%, compared to the value of the index in the previous month, and by 67.76% compared to its value in the same month last year. Since the beginning of his studies in 2010, the rate of 247.6%.

4+1 apartments occupy the first place with the highest index

In detail, the new apartments of the 4+1 type ranked first among other apartment types in terms of the increase in the value of its index during June of this year, as the increase in the value of its index reached 18.46% during the mentioned month.

The new apartments of the 3+1 type ranked second, with an increase of 14.98% in the value of its index, and the 2+1 apartments came in third place, with an increase of 6.17% in the value of its index, and the fourth place was occupied by the 1+1 apartments with a rate of an increase of 5.79% during June of this year.

Foreign sales accounted for 28.57%

According to the data contained in the aforementioned report, the percentage of foreign sales of the general sales of new residential apartments in the registered projects in June of this year amounted to 28.57%, an increase of 25% over the percentage of sales in the same month last year, while the percentage of sales foreigners during the last six months accounted for 20.87% of the total sales of new apartments in projects with the registered mark.

1+1 apartments are the most preferred by foreign investors

In the classification of sales of foreigners according to the types of new apartments in the projects with the registered mark, the new apartments of the 1+1 type ranked first, as the type most preferred by foreign investors, as the percentage of sales of this type, amounted to 53.85% of the general sales of apartments to foreigners new projects with the registered trademark in June 2022.

New apartments of the 2+1 type came in second with 21.54% of foreign sales in the registered projects. The 3+1 apartments ranked third with 15.38%, followed by 4+1 apartments with a rate of 15.38%. 3.08%, while the percentage of sales of other types of new apartments in projects with a registered mark amounted to 6.15% of foreign sales of new apartments in projects with a registered mark.

The majority of sales were made with pre-payment

Regarding the payment methods through which new residential apartments were purchased in registered projects in June 2022, the purchase by pre-payment ranked first with a rate of 53.79%, followed by the purchase with financial bonds by 38.96%, and in the third place was the purchase using the bank loan at a rate of 7.25%.

The real estate stock depreciation rate reached 6.77%

With regard to real estate stock figures, the report stated that the consumption rate of real estate stock for new apartments in projects with a registered mark reached 6.77% in June of 2022.

The percentage of sales of branded projects from ready-to-delivery apartments amounted to 63.96% during June of 2022, while the percentage of sales of non-ready apartments in projects registered in June of this year amounted to 36.04%.
