Required Documents for Turkish Citizenship in Exchange for Real Estate Purchase

The documents required for Turkish citizenship through real estate investment include two types: personal documents for the investor and their family, such as passports, birth certificates, and a marriage certificate that are certified and translated into Turkish; and property-specific documents, such as the title deed (Tapu) and an appraisal report proving the property's value is no less than 400,000 USD, along with a compliance certificate issued by the Tapu office.

Preparing these documents fully and accurately from the start is the most important factor in expediting the citizenship process, as incomplete files are returned for completion, causing delays in decision issuance. What are the documents required for naturalization in Turkey through property purchase?

1. A copy of the Tapu (property ownership deed for the purchased property), or a sales promise contract notarized by a notary public.

2. A valid real estate appraisal report proving the property's value is not less than 400,000 USD, requested through the Tapu electronic system from an appraisal company licensed by the Turkish Capital Markets Board, with the value reported not exceeding the value registered on the ownership deed.

3. The Foreign Currency Purchase Document (DAB), proving the property's price was transferred in foreign currency via a bank in Turkey and sold to the Central Bank of Turkey.

4. Original payment receipts from the buyer's account, stamped with a live seal by the remitting bank.

5. Original payment receipts into the seller's account, stamped with a live seal by the receiving bank.

6. These receipts are the accepted proof of payment and transfer of the property's value from the buyer's account to the seller's account.

7. Two copies of a power of attorney for requesting Turkish citizenship, granted by the investor to the legal team to submit and follow up the citizenship file with official authorities, notarized in Turkey with fees determined by the current notary tariff.

8. In case adding the spouse of the investor to the citizenship file, a similar power of attorney must be provided for each spouse; one joint power of attorney can also be arranged for the client and spouse.

9. Lawyer fees vary depending on each case regarding number of documents, number of individuals in the file, and other factors.

10. Passport translation into Turkish, certified by a notary public in Turkey for all family members: husband, wife, and children under 18.

Documents required for residence in Turkey before granting citizenship to investors

1. Residence application form.

2. Compliance certificate (i.e., proof that the property meets the citizenship grant conditions, issued by the Tapu office).

3. Original passport plus a copy (applicant must be personally present).

4. Four biometric personal photos (recent).

5. Valid health insurance.

6. Payment receipts for residence fees and card issuance.

Spouses and children under 18 are not required to obtain separate residence permits.

Documents required for Turkish citizenship for the spouse and children under 18 of the property owner

• Application form for exceptional "real estate" Turkish citizenship (the form must be filled out in uppercase Latin letters without omissions or errors, and signed by the applicant or their representative).

• If the husband applies for citizenship for himself and his children only, without the wife (for example, if he does not wish to grant citizenship to the wife or if the wife is divorced), the mother's consent to grant Turkish citizenship to children under 18 must be provided (this document is not required if both spouses apply together or if a joint power of attorney is obtained from both husband and wife).

• Civil status document: marriage certificate or any other document proving the applicant's status, whether single or married.

• Birth certificates or any other documents proving birth information such as civil registry extracts for all family members (must include parents' names for each individual).

• Family statement document or family book.

• Two biometric personal photos (recent for all family members).

Certification of documents issued outside Turkey

• All documents issued outside Turkey must be certified by the Ministry of Foreign Affairs in the country where the document was issued and by the Turkish representation in that country (Turkish embassy or consulate).

• If certification by the Turkish representation in the issuing country is not possible, documents must be certified by that country's representation in Turkey, then certified by the governor after translation and notarization by a notary public.
