According to a report issued by the Tapusor website, which specializes in the real estate sector, the most valuable areas in Turkey were ranked in terms of real estate value. So what are these areas and how much are home prices? Here are the details.
The highest value in the rise of apartments in Muğla
Muğla, known for its regions such as (Bodrum, Marmaris, and Fethiye), recorded the highest value per square meter of apartments in Turkey, but the decrease in investor demand in the last period led to a 5% drop in prices. According to the results of the first half of this year's report, which examined 520 areas in 30 cities, Muğla was classified as the city with the highest value per square meter of apartments in Turkey as of June 2022, with an estimated value of 18,000 TL.
Compared to the same month (June) last year, all parts of Muğla witnessed an increase in the value of square meters by more than 99%. Since January, Marmaris, and Bodrum have increased by 118%, Ortag by 117%, Fethiye by 111%, Koycegiz by 108%, and Dalaman by 102%.
An update on the prices of apartments in Turkey in general and in Istanbul in particular
Mr. Metin Siertamaç, a real estate consultant for one of the leading real estate companies, made an assessment of the situation in Muğla state, where he indicated that there has been a decrease in buyers' demands recently, saying: "There is a recession in the last month, as a result of the decrease in demand, investors no longer have the desire to own as before.
He also reported that this led to a 5% drop in prices in Muğla in the first quarter of the year, where he continued, "Even if an agreement is made around a certain price, the owners can undo the sale or demand a price increase without going to the Title Deed (Tabu) circle, and stressed that “with the decline in demand, there will be the beginning of a collapse, and then stability in prices.”
According to the Turkish newspaper Dunya, the average price per square meter in Istanbul was set at 17,832 TL; while house prices exceeded about 1.5 million TL, starting in June.
The Asian side of Istanbul has the highest increase in terms of percentage
The Asian side of Istanbul has attracted attention in terms of the areas with the highest increase in the value of square meters. In the period between January and June of this year 2022, the value of square meters increased by 167% in Pendik, 148% in Umraniye, and 143% in Sancaktepe, while it increased in Each of Kağıthane and Maltepe with a percentage of 142%, in Kartal with a percentage of 141%, and in Ataşehir with a percentage of 139%.
The real estate expert Mr. Onur Boray made an assessment related to Istanbul, where he pointed out that citizens consider real estate an attractive investment method, as he stated, "Compared to last year, there is no significant difference in demand; real estate because it provides advantages in terms of rental income and property value.
These real estate investments are not only about apartments; it is also about land investment and resorts”. He also stated that "prices are expected to rise in the areas that have been classified as the most valuable neighborhoods in Istanbul as long as the demand for them remains active".
Antalya records the highest increase in the value of square meters in a year
Statistics indicated that the highest increase in the value of square meters in the first six months of this year was recorded in Antalya, which ranked second among the Turkish states, where that value rose to 12,752 TL, with an average increase of 134%.
When evaluating the regions in Antalya for one year between June of 2021 and the same month of this year 2022, an increase in the value of square meters was recorded by 285% in Kaş, and 262% in Konyaaltı, as for Kepez and Döşemealtı, the rate of increase was 221%, and in Muratpaşa amounted to 202%.
