A record rise in the investment value of homes in some areas of Istanbul
The real estate market in Turkey in general, and in Istanbul in particular, has witnessed a significant increase in the prices of its apartments. Reports of real estate experts have talked about many factors that caused this increase in prices.
Among the most prominent of those factors that mentioned the high construction costs, and the high demand for apartments, especially by foreign investors, the rate of increase in prices during the past year reached nearly 95% in some areas of Istanbul.
What are the areas of Istanbul that have witnessed the greatest increase in the investment value of their apartments?
In a report prepared by the Center for Economic and Social Research at Bahçeşehir University, the increase in the investment value of residential apartments in Istanbul regions was studied during a year from October of the year 2020 to the moment of preparing this report.
The report classifies 10 regions in Istanbul where there was a significant increase in the investment values of their apartments during the period in question. According to the report, the classification of areas is as follows:
Kadikoy
Kadikoy region topped the ten regions classified in the aforementioned report, ranking first among the regions, where the price per square meter in its apartments witnessed an annual increase of 95.3%, as the price per square meter in this region increased from 10,440 TL in October 2020 to 20,387 TL in October 2021.
Sile
Şile region ranked second among the ten regions classified in the aforementioned report, after achieving an annual increase in the price per square meter in its apartments by 80.3%, as the price per square meter in this region increased from 4,824 TL in October 2020 to 8,695 TL in October 2021.
Sariyer
Sariyer ranked third among the ten regions classified in the aforementioned report, and the annual increase in the price per square meter in its apartments reached 66.5%, as the price per square meter in this region increased from 13,345 TL in October 2020 to 22,222 TL in October 2021.
Catalca
The Catalca region ranked fourth among the ten regions classified in the aforementioned report, after the price per square meter in its apartments witnessed an annual increase of 66%, as the price per square meter in this region increased from 3,276 TL in October 2020 to 5,440 TL in October 2021.
Avcilar
Avcilar ranked fifth among the ten regions classified in the aforementioned report, after it recorded an annual increase in the price per square meter in its apartments estimated at 65.6%, as the price per square meter in this region increased from 3,744 TL in October 2020 to 6,200 TL in October 2021.
Besiktas
Besiktas ranked sixth among the ten regions classified in the aforementioned report, as the annual increase in the price per square meter in its apartments reached a rate of 64.7%, as the price per square meter in this region increased from 11,244 TL in October 2020 to 18,517 TL in October 2021.
Maltepe
The Maltepe area ranked seventh among the ten regions classified in the aforementioned report, and the price per square meter in its residential apartments witnessed an annual increase of 63.6%, as the price per square meter in this area increased from 4,889 TL in October 2020 to 8,000 TL in October 2021.
Beykoz
Beykoz region ranked eighth among the ten regions classified in the aforementioned report, and the annual increase in the price of one square meter in its apartments was estimated at 61.2%, as the price per square meter in this region increased from 7,312 TL in October 2020 to 11,785 TL in October 2021.
Buyukcekmece
Buyukcekmece region ranked ninth among the ten regions classified in the aforementioned report, and the annual increase in the price of one square meter in its apartments has reached 60%, as the price per square meter in this region increased from 4,583 TL in October 2020 to 7,333 TL in October 2021.
Uskudar
Uskudar came at the bottom of the ten regions classified in the aforementioned report, ranking tenth among the regions of Istanbul, and the annual rate of increase in the price per square meter in its apartments reached 59.4%, as the price per square meter in this region increased from 6,071 TL in October 2020 to 9,677 TL in October 2021.
